Union Street is perhaps Glasgow’s most underdeveloped Street; suffering from significant under-investment over the past 20 years it has watched other trading areas develop ahead of it.
The Egyptian Halls £20M+ project if green lighted would become a signal intention that its long overdue regeneration is at last underway.
Within Glasgow city centre there is significant investment and Union Street is well placed to benefit from this upsurge in strategic activity.
This is an excellent centrally located site and sits on Union Street - one of the busiest thoroughfares in Glasgow. Directly opposite the entrance to Central station, the main link to the South. And benefits from being a major artery for the city's extensive bus network. The subway network is also within a short walk. And Egyptian Hall's central position also provides swift access to the M8. Glasgow International Airport is within a 15-minute drive.
The new rail link between Glasgow Central Railway Station and Glasgow International Airport has been postponed. It’s hoped it will be reinstated and then this service will run every 15 minutes and have a journey time of 16 minutes.
23 million+ commuters use Central Station every year with an estimated 20-25% using the Union Street exit. This is reinforced by the recently announced Traffic control initiative, which will see a pedestrian crossing installed adjacent to the Egyptian Halls to co-ordinate Rail commuters to and from Central Station
Therefore large footfall at all times of the day and night is guaranteed as well as a consistently busy traffic flow. Many bars and restaurants surround the site along with retail shops of all descriptions.
Regeneration activity is already underway; notably the Vienna Apartments a joint venture between regeneration specialists The Burrell Company and The Premier Property Group, located behind the Egyptian Halls. Vienna will offer a total of 77 studio, one, two and three bedroom apartments, a variety of penthouses and loft apartments, as well as office and restaurant space on the lower floors.
There is a unique mix of shoppers, commuters, business people and tourists therefore all key demographics use Union Street with Argyle Street and Buchanan Street less than 100m away housing all the major retail stores inc Debenhams, Boots, M&S and Frasers and the world renowned Princess Square.
It’s worth noting that the Egyptian Halls is about 100M from St Vincent Street-Glasgow’s premier Business location and is therefore significantly closer than options located closer to the Clyde.
The Egyptian Halls therefore provide an ideal opportunity to develop from. It is in the heart of the city centre, providing for all ease of access and potential unrivalled choice. |
